Our contract with you

Please ensure that you have read these terms carefully, and check that the details of your booking are complete and accurate, before you submit the booking.

These terms will become binding on you and us when we issue you with a written acceptance of a booking.

If you have made a booking over the phone then these terms will also apply.

The maximum number of people who can stay in the property will be made clear to you as part of the booking progress. You undertake that you will NOT exceed that number.

You agree that you will arrive and depart the property at the dates and times stated in the booking (arrival time 3:00 pm, departure time 10.00am). Your accommodation will not be available at any time outside of these times (unless you notify us in advance, and we agree in writing on these changes.

You confirm that you’re over the age of 18

 

Changes to a booking

You may request a change to the booking by contacting us.

• If a change alters the total price of the accommodation, we will notify you of the amended price in writing. If you do not wish to accept the amended price the booking will remain as previously booked;
• If you wish to cancel a booking before the start date of the accommodation, please see ‘your rights to cancel and applicable refund’ policy below.

 

Accommodation and restrictions

We will supply the accommodation to you for the period time set out in the booking.

We will make every effort to make the accommodation available to you on time. However, there may be delays due to events outside our control.

No dogs or other pets allowed (Exception: working dogs providing specific support, e.g. guide dogs).

Smoking is strictly prohibited at the property

Wi-Fi access is available in the accommodation, which may sometimes be interrupted due to poor signal. We will not be liable for any form of compensation or expense claimed by any guest in respect of any internet or telephone services not being available.

No stag parties or hen parties accepted.

You should take care of the property and its contents during your stay. You will be invoiced for any damages or loss suffered to the property, if the property and its contents are not left in the same way as you found them when you arrived. Any breakages should be reported to us.

 

NOTE The accommodation is set up primarily for family groups, though it is also suitable for groups of friends who wish to enjoy the beautiful Cornish coast and countryside, in peaceful and tranquil surroundings. It is NOT suitable for groups of ‘youngsters'(!) eg. stags/hens, ‘young professionals’ (eg. university student reunions), who plan on spending their time here drinking and partying. We want our guests to have a really good time with us, so you are welcome to have a celebration – but constant drinking, which inevitably leads to rowdy behaviour, is not welcome here. This is a peaceful location, and we hope our guests will enjoy and respect this fact, being mindful of keeping the noise level (particularly outside) down after 11.00pm. We do NOT want guests who drink so much they end up vomiting all over their bathroom/bedroom. Neither do we welcome guests who are playing very loud music and shouting and ‘whooping’ well past 11.00pm. If you have any doubts, please contact us.

In order to avoid any awkwardness at a later date, I would just like to take this opportunity to point out that we do not take pets, so please do not ask at the last minute if we will change our policy ‘just this once’ in order to accept your ‘extremely well behaved dog’ – I’m afraid we will not. Although we very much like dogs, some of our guests, with strong allergies, choose this property specifically because they can be assured they will not be coming into contact with pet hairs.

PLEASE NOTE: Lazy (temporary) Spas are NOT suitable for this property, so please do NOT bring or hire one for your stay.

We have parking for FIVE CARS only, please do NOT bring more than this.

 

Price and payment

The price of your stay will be set out at the time you place your booking and in the written confirmation.

Payments may be made by BANK TRANSFER, debit card or cheque. We prefer not to take credit cards as we have charged extra for these.

Any bank or transfer charges shall be borne by you.

Payments may be only be made in pounds sterling.

You must pay a minimum deposit of 20% of the total cost of your stay at the time you place your booking and the balance of the price at least four weeks before the start date of your stay, unless your start date is less than four weeks from the date of the booking, in which case the full balance must be paid at the time you place your booking.

If you do not make the balance payment by the due date (minimum of 4 weeks before arrival), we may cancel your booking and terminate this contract. In these circumstances, your rights to a refund are detailed below.

 

Your rights to cancel and applicable refund

You may cancel a booking up to 6 weeks before the start date for the accommodation by contacting us in writing with a copy of your invoice and/or confirmation. We will confirm your cancellation in writing to you.

If you cancel your booking under the detail above, the 20% deposit made at the time of the booking will not be refunded back to you. Any additional payments will be refunded to you.

If you cancel your booking less than 4 weeks prior to the start date of your booking and we are unable to offer your accommodation to another party, we reserve the right to invoice you for the full amount of the cost for your accommodation as outlined in your booking.

If we have to cancel a booking for reasons beyond our control, e.g. fire damages, and payment has been made, we will give you a full refund. No further liability will be accepted.

 

Legal rights

As a consumer, you have legal rights in relation to accommodation not offered to you with reasonable skill and care, or if the materials we use are faulty or not as described. Advice about your legal rights is available from your local citizens advice bureau or trading standards office. Nothing in these terms will affect these legal rights.

We only supply the accommodation for domestic and private use.

We do NOT have any responsibility or liability to you for loss or damage to any of your items, belongings or vehicles.

The use of accommodation and amenities is entirely at your own risk and no responsibility can be accepted for injury, loss or damage to you.

Children must be supervised at all times.
